Do you need a permit to build a deck?
It depends, you will need a permit:
if you are changing the footprint of an existing deck.
if you are installing railing on a deck that is above 30”.
if you are installing posts with footers.
if you want a porch roof.
The good news is it is not hard. Most townships only require two-three items and you're good to go. We will explain the steps of applying for and receiving your residential building permit and get your started on your deck project so you can start the summer right.
Step 1. Application
The first step is to stop by your township office or website. You can pick up an application or print one off. This will give you a list of what you need in order to get your building permit. Usually they will need 3 things.

Step 2. Zoning Permits are required first.
Some townships need a full zoning permit some do not. Zoning is the act of designations of purpose for real estate zones. Residential versus Commercial or Industrial. Some times zoning will restrict the size or scope of your project. Some townships have agendas and use zoning to accomplish those agendas. Like keeping small community or keeping out large development. Your township officers and staff should be able to guide you in what you need.
Step 3. Set Backs
A set back drawing will show your township administrators the measurement between your new structure and any right of ways, water fronts, or property lines. Your application will explain what each office requires for set backs. A simple google earth screenshot, or AccessKent is a great resource if you are local. Simply draw a line with software provided and print screen.
Step 4. Design
You will need a design to submit to most townships. This can be done on graph paper or you can use some free software. Our favorite free site is “Simpson Strong Tie” deck designer. (They do tend to push the fasteners and brackets but that’s what they sell).
That is all you need in most cases. Some townships offices have more requirements than others. As a homeowner you have the right to act as a builder on your own home repair, remodel, and renovation projects. Be confident and ask a lot of questions.
